How A Real Estate Agent Can Help You Buy a Foreclosed Home ...

business_corporate_law_img.jpg

Many banks do deal with buyers directly through their loss mitigation departments, primarily in cases such as short sales, where you place a payment and technically ?buy? a mortgage before the bank forecloses. In other cases, you deal directly with the city or county such as in the case of tax sales.

If you do not have the time to wrangle a deal but do have the money to invest, then a real estate agent that specializes in foreclosures may be the next best bet. In many cases the real estate agent acts as a go-between for the bank. In many cases the agent is very familiar with the properties in the area and can save you a lot of time by narrowing down the search to a home of your specifications. If you are looking to invest, they can help you find good property in good locations without the hassle.

Many real estate agents now work with banks, mortgage lenders or even the city or county itself. Many choose to take a small commission or percentage of the sale. Familiarize yourself with what is legal in your state or area so you know how much a sale should be worth and how much a commission should be worth.

Look for licensed real estate agents or brokers who specialize in the type of sale you are looking for. Many agents have listings on The Association of Real Estate Law Officials online or you can request a copy of their agent production records. A quick Google search can also do the trick. Avoid getting duped by unscrupulous agents who claim to work with the bank and take advantage of homeowners and buyers by procuring or selling false deeds.

So, for example, if you prefer to deal in preforeclosed homes, then your agent should be an expert in these types of homes. Many agents specialize in only one type of sale, since it does take some certification. If you hate dealing with homeowners, especially distressed ones who are resentful of selling their home, your agent can act as a mediator, help set up meetings or put you in touch with someone who can help.

If you are unfamiliar with the legal processes in your state, a real estate agent can help you navigate the ins and outs of acquiring foreclosed properties. This way you can easily avoid fines or sale revocations. This can also help you go through eviction processes, if you need a little extra legal help.

Another thing to remember when dealing with real estate agents is that, depending on the state, they are not required to provide insurance, conduct home inspections for you or provide legal services. A lawyer specializing in real estate taxes or foreclosures may be your best bet if that is the issue at hand. For home inspections, you can conduct a DIY inspection or hire someone to look at the integrity of the home for you.

Working with a real estate agent can help you protect your investment, make the best investment and prevent you from making costly mistakes, especially if you are new at the investing business.

DPS leaders hope church helps attendance

DETROIT (WXYZ) - On Sunday several Detroit Public School leaders toured churches. They spoke to congregations and asked parents to help ensure that all students are in class on day one.

DPS Emergency Financial Manager Roy Roberts says last year the state tried to take back funding due to attendance issues. He says the district can?t afford to lose money.

?And more importantly, we need to make sure our students are in class getting a quality education,? said Roberts.

He and other school leaders say they will be going to 20 churches in Detroit in the coming Sundays, all with the goal of improving attendance.

The visits come as the district?s leaders deal with shifting powers. ?

A judge this week ruled Roberts will keep financial control of the district, but gave the school board academic control. The school board responded by making numerous last minute changes.?

The move came after a state law giving emergency managers sweeping powers was set aside pending a November vote. ?

Roberts says the changes should not affect the confidence parents have in Detroit Schools.

?We will have stability in Detroit Schools,? said Roberts.

Before Roberts spoke to congregations, parents gathered outside churches to great church goers.

Sonya Smith, a mother to two Detroit Public School students, says she came out because she believes her daughters' schools will be able to succeed with community support.

?Our children need to see us involved in the schools we trust to give them a quality education,? said Smith.

Vodou Haiti ? Blog Archive ? Learn A Little About Home Improvement

If you're new here, you may want to subscribe to Vodou Haiti RSS feed. Thanks for visiting!

Don?t just throw any old shingles on your roof if you need to replace those old ones. In order to keep your home cooler in the summer, go with a light-colored shingle. Lighter colors reflect the heat, while darker colors absorb it and ultimately transfer the heat to your home.

If you?re looking for a low cost way to improve the look of your home?s interior, add a fresh coat of paint. Make sure you choose a neutral color. Dark or drab colors can make a room feel oppressive and confining. Painting with neutral colors will give rooms a fresh, airy feeling of openness.

Take pride and joy in your work while trying to enjoy yourself. As long as you keep safety in mind, have fun remodeling your house. If you have a positive outlook while making home improvements, you are more likely to stick with your goals and get the work completed in a timely manner.

If you do not have a friend or family member on hand to help you out with what you are doing, it is normally very easy to find cheap labor for assistance. If you live near an university, you can put up an ad asking for a student to help you out.

Cleaning up always needs to be on your mind while making home improvements. Having garbage in the way is going to slow you down tremendously. Always have a trashcan or dumpster set up so that you can remove the debris as you?re working. This will make your efforts go much smoother,as well as being, clean and efficient.

Do not forget your yard when considering home improvements. Improving the outside of your home is not only aesthetically pleasing , but it can also save you money on utilities. Planting trees can block cold wind in the winter and hot sun in the summer. Planting shrubs and drought tolerant plants versus grass saves money on watering and often looks better.

When doing a DIY home improvement project, put safety first. Make sure you wear protective equipment such as a hard hat and goggles when needed. Use power tools (especially ones you are not familiar with) with extreme caution. Read the directions and ask for help when needed. Home improvement stores are a great resource of information.

A great thing about home decor is that oftentimes it doesn?t have to match. You can buy a great dining room table and mix and match chairs. This is great for cottage and country-styled homes. Buying a table second hand and adding chairs from different places actually creates a great design element, as well as a sense of accomplishment. Give those used chairs a chance to shine!

If you are hiring a contractor to work on your home improvement project, it is important to check their license number. Do not just take what the contractor tells you at face value; you can check their credentials online to ensure that they are licensed to perform the type of work you require. Unfortunately, some people will attempt to scam you, so it is best to be certain that you know who you are hiring.

A great home improvement that will add value to your home is to brighten things up by adding lighting or skylights. Adequate lighting will make a tremendous difference in your home. Well-lit rooms are more cheerful and make the spaces seem larger. Adding recessed lighting to a dim kitchen or sconces to a dim family room is an excellent way to brighten the home.

When making improvements on your home to sell it to a potential buyer, you want to make a good first impression. In particular, you want to make sure you make the proper renovations on the exterior. If you want your home to sell, you need to make it look good.

When you are removing something from your home, such as cabinets, always do it slowly and thoroughly. If you are ripping out something, it is not a good idea to rush because you may cause unintentional damage to the surrounding areas. Make sure that when you are removing something, it will not affect anything surrounding it.

When remodeling your kitchen, decide whether you really need enclosed cabinetry. Cabinets are often one of the most expensive pieces of kitchen remodeling, and you can save money by choosing open shelving instead. Shelves give you instant access to your cooking utensils, serving dishes, and ingredients. It?s a great idea for casual kitchens that get a lot of use.

If you are going to do home improvements for family members or friends and are not insured to do the repairs you may want to think long and hard before doing the repairs. You can not see extensive damage behind walls and you could be setting yourself up for a lawsuit if you are not able to properly fix the repair after you have started.

Many companies now seal their new tools to keep them looking sleek for months on a display shelf. As a result, tools like hammers can be very slippery the first time you use them. To make a new hammer less slippery, sand the head before using it. Give any new tool better traction by rubbing the work surfaces with sandpaper or steel wool.

If you have an in-ground or above-ground swimming pool, invest the extra money to build a secure, gated fence around the perimeter of the pool. This will increase the value of your home, but its most important function is to prevent children or pets from wandering too close to the pool and risking accidental falls or drowning.

Do you now understand what makes home improvement, well, home improvement? Do you know about the different kinds of jobs and equipment now? If you now have an idea of how to answer these questions, then you have read and understand what it takes to create the home of your dreams.

(AP) ? Win or lose, the Little League World Series team from Uganda has become a hometown favorite.

The first team from Africa to advance to South Williamsport in the 66-year history of the tourney did fall in its debut Friday. Aguadulce, Panama, defeated the boys from Lugazi 9-3.

Uganda's coaches said they didn't expect any parents of the players to make the expensive transatlantic trip to Pennsylvania.

But Uganda has still drawn vocal fans who cheered wildly, especially after Daniel Alio's towering home run to center in the sixth. He showed off a methodical homer trot that would have made David Ortiz proud.

"I thought I wouldn't hit a home run," the soft-spoken Alio said. "But my coach told me to make contact."

Canada, Texas and Indiana also won Friday ? Day 2 of the youth baseball marathon.

Alio and his teammates, though, were the biggest stars. Manager Henry Odong said they're proud to represent Africa, where baseball is an emerging sport but not nearly as popular as soccer.

"The rest of Africa is behind us," Odong said in recounting his message to players after early struggles at the plate. "People are watching ... just make contact."

It's been a special month already for Uganda sports after Stephen Kiprotich won gold in the men's marathon race at the London Olympics.

No record crowds this year, unlike the tens of thousands who showed up each night in 2011 to root on Keystone kids from nearby Clinton County.

But the locals seemed to have taken to the scrappy Uganda team that is also one of the more popular squads at the Little League dorms. Third baseman Ronald Olaa has already developed a reputation as one of the top ping pong players in the rec room.

Friday was all about baseball.

They managed just three hits. They committed four errors.

But they had their share of highlights, too, like Alio's homer.

Or Alio backpedaling into short right to make a tough catch on a high popup.

Or pitcher Tonny Okello making a lunging catch of a weak popup on the first-base line while trying to avoid the runner.

Not a bad start at all considering this team is used to playing back home on old soccer fields strewn with pebbles and the occasional anthill.

Uganda's coaches hope their trip to the series and the experience playing before large crowds helps build more interest in baseball back home, where soccer is the dominant sport.

"This is the biggest crowd that we have ever seen," Odong said. "I told them that no one even cares what we were doing" in rooting for the team.

Panama's pint-sized players had their own treat Friday when injured Phillies All-Star catcher Carlos Ruiz visited the team from his native country.

He encouraged them to have fun but to work hard on the diamond. Looks like they listened.

Ruiz said major leaguers always pay attention to the Little League World Series. Marlins first baseman Carlos Lee, who is from Aguadulce, has been calling the Little League team as well.

Starter Julio Goff struck out seven and allowed just a hit over 2 2-3 innings in drawing the tough starting assignment.

"Pitching here against Uganda, with that crowd, it made it very hard," Goff said through interpreter Antonio Gonzalez, "but thank God that we won."

___

CANADA 13, MEXICO 9

Outfielder Thomas Neal's lunging catch saved an extra-base hit and helped Vancouver, British Columbia, beat the team from Nuevo Laredo. The teams combined for 27 hits, but several defensive gems by Canada had fans buzzing.

Neal's catch was the most impressive after Mexico's Eduardo Abrego smacked a sinking liner to left-center with two outs in the third and a runner on first. Neal dashed to his right before diving for the catch with an outstretched glove just before the ball hit the turf.

"The moment I saw it, I just had this feeling he was going to catch it," said pitcher Ataru Yamaguchi.

The 13-year-old outfielder let out a roar before being mobbed by teammates on his way back to the dugout.

"I told him he was my best friend now," the 13-year-old Yamaguchi joked. "He wasn't before. He was my fourth (best friend), just to clarify."

Canada led 8-1 in the top of the second before Mexico rallied with the long ball. Ramon Ballina hit two homers.

____

TEXAS 5, NEW JERSEY 2

Jordan Cardenas homered and pitched 2 1-3 innings of hitless relief, and San Antonio took advantage of defensive miscues to beat Parsippany, N.J.

Cardenas gave Texas an early lead with his solo shot to right in the bottom of the first.

The Southwest champions added three more runs in the second thanks to two outfield errors. Starting pitcher Tyler Vitt had singled to center in the inning and came around to score on a three-base error.

Playing in a steady rain, New Jersey broke through in the fourth after Anthony Scannelli's single to make it 4-1. Cardenas relieved Vitt and walked D.J. Pico with the bases loaded to force in another run before retiring seven in a row.

Texas wasn't used to the playing conditions after playing its regional tournament in Waco with temperatures often in the triple digits.

Vitt struggled a bit with his command in the hard rain in the fourth.

"The ball got slippery and the mound turned to thick clay," he said. "It was tough."

___

INDIANA 4, OREGON 0

New Castle, Ind., broke a scoreless tie with Greshem, Ore., in the bottom of the fifth with the help of a bunt single, two wild pitches and Mason Gillis' check-swing double that trickled down the right-field line.

In short, hustling Indiana played small ball to perfection.

Cory Murphy got the rally started with a single to center. He moved to second on a sacrifice bunt before scoring on two wild pitches.

Starter Greg Mehlhaff struck out seven for Oregon before being lifted after Indiana broke through in the fifth.

Selenium and prostate cancer | The Definitive Mind

Selenium and prostate cancer: systematic review and meta-analysis

Am J Clin Nutr. 2012 Jul;96(1):111-22

Authors: Hurst R, Hooper L, Norat T, Lau R, Aune D, Greenwood DC, Vieira R, Collings R, Harvey LJ, Sterne JA, Beynon R, Savovic J, Fairweather-Tait SJ

Abstract

BACKGROUND: Prostate cancer is a growing public health problem. Several human studies have shown a potentially protective effect of selenium, but the conclusions from published reports are inconsistent.

OBJECTIVE: The objective was to examine the evidence for relations between selenium intake, selenium status, and prostate cancer risk.

DESIGN: This was a systematic review and meta-analysis of randomized controlled trials, case-control studies, and prospective cohort studies. The World Cancer Research Fund/American Institute for Cancer Research Continuous Update Project database was searched up to September 2010. The studies included reported measurements of selenium intake or status (plasma, serum, or toenail selenium), assessments of prostate cancer cases (number of events), and the RR in the adult population. Meta-analyses were performed, and study quality, heterogeneity, and small study effects were assessed. Dose-response meta-analyses were used, with restricted cubic splines and fractional polynomials for nonlinear trends, to investigate the association between selenium status and prostate cancer risk.

RESULTS: Twelve studies with a total of 13,254 participants and 5007 cases of prostate cancer were included. The relation between plasma/serum selenium and prostate cancer in a nonlinear dose-response meta-analysis showed that the risk decreased with increasing plasma/serum selenium up to 170 ng/mL. Three high-quality studies included in the meta-analysis of toenail selenium and cancer risk indicated a reduction in prostate cancer risk (estimated RR: 0.29; 95% CI: 0.14, 0.61) with a toenail selenium concentration between 0.85 and 0.94 ?g/g.

CONCLUSION: The relation between selenium status and decreased prostate cancer risk was examined over a relatively narrow range of selenium status; further studies in low-selenium populations are required.

Molecular 'movies' may accelerate anti-cancer drug discovery

ScienceDaily (Aug. 16, 2012) ? Using advanced computer simulations, University of Utah College of Pharmacy researchers have produced moving images of a protein complex that is an important target for anti-cancer drugs. This advancement has significant implications for discovering new therapies that could attack cancer without damaging the DNA of healthy cells, according to an article published July 31, 2012 in the Proceedings of the National Academy of Sciences.

The researchers used high-performance computing technology to demonstrate that a protein complex called LSD1/CoREST undergoes major changes in shape, which are regulated by binding to a DNA-packaging protein known as histone H3. LSD1 gene expression is increased in many cancers and insight into the changes in the LSD1/CoREST complex may help to accelerate development of epigenetic drugs that reprogram cancer cells to behave more normally.

Epigenetics is the study of changes in gene expression that are not caused by alterations in the DNA itself. Instead, these changes are caused by chemical modifications that switch parts of the genome on and off to regulate gene activity. These chemical modifications occur within the epigenome, a layer of chemical labels that covers the genome, and help to determine whether specific genes are active or inactive. Epigenetic drug discovery is based on the knowledge that the epigenome is flexible and could potentially be altered by therapeutic drugs.

Lysine-specific demethylase-1 (LSD1)/CoREST is a protein complex involved in epigenetic changes. Recent studies have shown that LSD1-CoREST is a binding partner for various proteins involved in regulating genes and modifying chromatin, the combination of DNA and DNA-packaging proteins called histones that make up the nucleus of a cell. Previous research also revealed that LSD1-CoREST binds to histone H3.

"In our earlier work, we discovered that LSD1/CoREST functions as a tiny clamp that can reversibly open and close to adjust the size of its binding partners," says Riccardo Baron, Ph.D., assistant professor of medicinal chemistry at the University of Utah and lead author on the study. "The goal of this study was to learn more about the conformational changes that occur when LSD1/CoREST binds to H3."

Baron and Nadeem A. Vellore, Ph.D., postdoctoral researcher in the Baron lab, performed molecular dynamics computer simulation on existing x-ray crystal structures of LSD1/CoREST, effectively transforming a static photo of the protein complex into a molecular movie. They discovered that, in an unbound state, the arms of the LSD1/CoREST clamp exhibit remarkable rotation, shifting back and forth among open or closed configurations. They also found that binding to H3 reduces the overall flexibility of the clamp and triggers a major loss of rotation. These dynamic changes in shape help to explain the ability of LSD1/CoREST to bind to such a wide variety of partners and may also be relevant to how LSD1/CoREST performs chromatin remodeling.

Epigenetics is an active topic in cancer research because an epigenetic mechanism known as DNA or histone methylation is commonly disrupted in cancer cells. In cancer, methylation turns off critical genes, and previous research has suggested that the use of drugs to inhibit the alteration mechanism may lead to re-expression of the affected genes. Unlike traditional chemotherapy drugs, epigenetic drugs would not affect the DNA of healthy cells. This makes epigenetic drug discovery extremely promising for reducing the side effects of chemotherapy.

"Epigenetic drug discovery hinges upon identifying the right protein targets and drug molecules, which is challenging because both are highly dynamic," says Vellore. "It would be extremely difficult to hit a dynamic target using only a static photo. Increasing our understanding of the molecular dynamics of LSD1 has allowed us to screen large compound libraries effectively and to identify the molecules that are most likely to inhibit epigenetic targets."

This research is currently fueling international collaborations with leading experimentalists in enzymology and epigenetics, including the group of Andrea Mattevi at the University of Pavia in Italy.

In the past decades, computing power has steadily risen, increasing by more than one order of magnitude every six years or less. High performance computing using graphic processing units and special-purpose hardware is currently pushing scientific boundaries even further. By taking advantage of such technological advancements, the development and application of chemical theory and computational approaches are becoming increasingly relevant for addressing important biomedical problems.

"My group's long-term goal is to significantly advance the use of computer chemistry in pharmacological applications," says Baron. "I believe in the extremely fascinating idea that physics-based approaches and computers can drive the discovery of new molecules and their practical use."

Rev. Sun Myung Moon In Intensive Care: Unification Church Asks ...

SEOUL, South Korea ? The Unification Church asked followers around the world to pray and fast for its founder, the Rev. Sun Myung Moon, who was unconscious in a Seoul hospital's intensive-care unit Thursday.

Chances of Moon surviving the pneumonia for which he is being treated in the next couple of days are "50-50," the church said on its website, citing an unnamed doctor caring for the 92-year-old.

Moon's church has gained fame around the world since he founded it in Seoul in 1954, notably for its mass weddings. Moon is a self-proclaimed messiah who said that he was 15 when Jesus Christ personally called on him to complete his unfinished work.

The church also runs a multibillion-dollar religious and business empire that includes The Washington Times newspaper and the New Yorker Hotel in Manhattan. Church officials say there are millions of members worldwide, but defectors and critics say the figure is no more than 100,000.

On Thursday, the church called for 40 days of prayer and a three-day fast aimed at inspiring Moon's recovery. Moon's youngest son, Hyung Jin Moon, wrote in a separate message that Moon's family is by his bedside. Moon was hospitalized for complications that arose from an "untimely" cold and pneumonia, the son said.

The Rev. Joshua Cotter, vice president of the Unification Church USA, said Wednesday that the church founder entered the hospital Monday and was in critical condition.

Moon's last major public appearance was last month when he took part in the opening and closing ceremonies of the Peace Cup soccer tournament sponsored by his church in South Korea.

Apple set-top-box rumored to provide DVR-like TV on demand, iPad-like interface, social networking

Apple set-top-box rumored to provide DVR-like TV on demand, iPad-like interface, social networking

Yet more rumors are surfacing about Apple's plans for a set-top box that would provide access not only to traditional iTunes content, but traditional TV content as well. Interestingly, for the second day in a row, the report comes by way of the Wall Street Journal's Jessica E. Vascellaro and Sam Schechner:

The Cupertino, Calif.-based company proposes giving viewers the ability to start any show at any time through a digital-video recorder that would store TV shows on the Internet. Viewers even could start a show minutes after it has begun. Time Warner Cable Inc. TWC -0.25% offers a limited version of this feature called Start Over.

In addition to the cable operators the WSJ mentioned yesterday, they now say Apple is also approaching entertainment companies directly, with outlines of the rumored device's rumored capabilities. These are reportedly a simplified, iconic interface akin to that on the iPad (or, um, Apple TV?), the ability to engage in social networking on-screen, and, of course, support for existing Apple technologies like AirPlay.

Some of the features Apple has discussed are improvements, but not radical changes, to those already available. For instance, Apple wants viewers to be able to access all episodes of current seasons of TV shows, whereas existing video on demand services from cable operators generally often offer only a few episodes of a current season. Apple's proposed device would also provide access to older seasons of shows, which are already available through Apple's iTunes media store.

The WSJ points out, again, that this is a departure from Apple's previous strategy, which amounted to an end run around cable companies, similar to the end-run around record stores Apple pulled off with iTunes music. In both cases entrenched brokers controlled the supply of content, but while record stores were brick and mortar businesses, cable operators literally own the pipes that bring content to our doorsteps and into our living rooms. They also have agreements in place that aren't so easily worked around...

Again, however, two reports in the WSJ on two consecutive days is interesting. Or positioning. Why now, when there's already a plethora of Apple product rumors concerning the iPhone 5, iPad mini and the rest of the iOS device line up ahead of the rumored September 12? Why the repeated references to changed strategies and cable-engagement? Why....? /Plinkket

Given Apple keeps the, by their standards low-selling, Apple TV "hobby" on the market is evidence of how serious Apple is about the living room. These rumors are likely indicators of how serious they continue to be. We'll still have to wait and see what, if anything, actually emerged by way of an Apple DVR.

But as I've said numerous times, my cable company's terrible Scientific Atlanta box hasn't been updated in a decade. It's in desperate need of innovation -- of revolution -- and if Apple can do it, I'll throw money at them in a heartbeat.

How about you?

SWAT team call in Georgia leads to standoff, assault charges ...

Gwinett County Police recently responded to a call claiming that a man was physically harming a woman inside an SUV. The SUV was parked at a gas station, which also happened to be next to a child care center.

Once police arrived on the scene, the man allowed the woman in the car to leave. She was treated at a local hospital. After the woman left, however, the defendant allegedly threatened the police by saying that he had explosive devices in his car. The man now faces violent crimes charges as a result of the subsequent confrontation with police.

Apparently, the suspect was in possession of a handgun, which apparently misfired. At this point, the SWAT team was able to subdue the man and take him into custody. The threat led to the release of the SWAT team and Hazardous Devices Unit who searched the SUV. Authorities found fireworks, but did not actually find any other dangerous materials. The suspect, a convicted felon, was held at a detention facility without bond.

Authorities charged the man with aggravated assault charges, battery, obstruction of a law enforcement officer, possession of a firearm during the commission of a crime and possession of a firearm by a convicted felon. These are extremely serious charges which carry potentially significant penalties. Allegations of such crimes have the potential to affect a defendant's personal and professional life, whether or not the charges are ever proven.

The information provided in reports is likely what was provided by law enforcement officials, which provides a one-sided account of the events, since this is the information to be used by prosecutors. As is the situation in any criminal case, there are details and circumstances at work that is not covered by police reports.

No matter the severity of charges leveled against an individual, they still have legal rights. Additionally, they may have some legal options available, including probation or appeals, if he is not exonerated. A criminal defense attorney may be able to provide answers and clearly lay out all the legal options.
